INSPECT
We complete a mini home inspection at no charge to you. We’ll find many of the physical conditions that will come up during a buyer’s home inspection and discuss which repairs can be made prior to the start of the listing. Similarly, we will discuss the design and décor changes that can be made now to enhance the look of your home and appeal to more buyers.
PHOTOGRAPH
In this digital world, professional pictures are more important than ever before. We’ll have High Definition photographs taken of your home. During the photography session, we may move or remove some things to enhance the shot both inside and outside the home.
CREATE
Your home will be featured in a beautiful custom brochure to be used in the marketing process.
MANAGE
The MLS listing is a primary source of information and exposure for your home. Both the photos and the written wording will be viewed by thousands of potential buyers.
ADVERTISE
The reach of our marketing system is state-of-the-art. Your home will receive immediate local, national and worldwide exposure. When applicable, we will coordinate direct area agent tours and advertise in local periodicals.
CONDUCT OPEN HOUSES
We will hold Open Houses and send targeted direct mail/email to advertise them.
CONTACT AGENTS
The agents and the clients they bring to your home have opinions that matter. We call the agents after their showing and share their feedback with you.
NEGOTIATE
We’ll use our three decades of experience to your advantage. We communicate closely with you to make the best strategic decisions during the offer negotiation.
VERIFY
We verify the buyer’s ability to qualify and close the loan and any contingent property they may include in their offer before time is wasted off the market.
EXAMINE
We’ll examine the inspector’s report and get any clarifications that are needed. Our experience will save you money. Many times, the remedy for a requested repair is much cheaper than what the buyer requests, or not needed at all. We will analyze your options, negotiate the list and guide the bid/repair process in the most cost efficient manner possible.
FOLLOW THROUGH
Every step along the way to the closing is handled by Judge and Traci; the appraisal, repairs, loan qualifying, signings, moving, walk-throughs, all of it handled personally by The Bellamaks.
